There are many programs that help a first home buyer in purchasing his own house. One among them is the Housing of the City of Hollywood.
The housing of the City of Hollywood is a partnership program developed to provide and deliver special mortgage loans to the real estate buyers.
This service is entitled for all the existing homes and for all the new homes that are undergoing construction in and around the limits of the City of Hollywood. Single-family dwellings, town homes, condominiums, or owned occupied duplexes are eligible for this first home buyers program. Multiple properties can be purchased by the owner until a limit of four properties and the owner must be living in one among those properties.
First home buyers programs were developed to help those people who were not able to attain any mortgage financing facility in the past. The main and primary goal of such financing programs is to make everyone a property owner and to develop the housing facilities in and around those areas in which these programs are applicable.
The City of Hollywood housing program offers a 2nd mortgage at a 0% interest rate on the basis of income of that particular owner. This is to be used as initial payment or to help finance the closing costs or to sometimes to both. No further payment will be required as long as you live in this house. However, the repayment of the loan may be asked if you refinancing.
The City works in contract with the local banks in that particular area to finance up to 1% of the purchased price of the house or estimated value of the house, whichever maybe the lowest. Borrowers must contribute a minimum of 2% of the purchase price with their own economies. All mortgages are for a period of thirty (40) years with a fixed rate and are not resumed.
The bank that is working n partnership with the buyers program will provide special mortgage financing specifically developed for the real estate buyers in and around the City of Hollywood to purchase their first home.
There are some conditions inorder to qualify for the first home buyers program. The maximum amount of purchase or estimated value cannot surpass $ 362,790 for new or existing buildings. The property must be situated in the boundaries of the City of Hollywood. The applicants must not be an owner of any house for the past three years. The applicants must meet the income requirements established for the Broward County.
The total revenue in a house cannot exceed the limits that are specified in the program. This makes the person or family eligible for the first home buyers programs. In a family of one the net family income has to be below 60 dollars and in a family which consists of 8 or more than eight the net annual income should be below 113 dollars. The limit of the income depends on the size of the family.
